Which Wellness Way Commute Are You Actually Buying in South Clermont?

A new home in south Clermont's Wellness Way area comes with two timelines. The first one runs through your paperwork. Your price locks at closing with the county impact fees already built into it, and the community development district assessment arrives on a yearly cycle that a public board sets. The second covers the roads, the schools, and the next subdivisions down the road. None of those are finished, and each one is at a different stage. The commute you drive on a Saturday tour is just where that second timeline stood on the day you drove it.

The Costs Written Into the Paperwork

The impact-fee side moved this month. Lake County's residential impact fee schedule for the South and Northeast/Wekiva transportation districts, effective October 1, 2026 through January 1, 2027, charges $17,564 for a detached home of 1,500 to 2,499 square feet. The matching row on the county's previous schedule, which ran January 2 through September 30, 2026, was $16,765.

Fee component, 1,500–2,499 sq ft detached Jan. 2–Sept. 30, 2026 Oct. 1, 2026–Jan. 1, 2027
School $11,247 $12,021
Admin fee $100 $125
Total $16,765 $17,564

Most of the $799 increase comes from the school portion, which rose $774. Builders pay these fees at permitting, and they flow into what new construction costs to deliver. The fee also varies by transportation district, so the parcel's district at permitting decides which row applies.

Next comes the community development district. The Parkside Trails CDD explains that owner assessments can include both debt amortization and district operations and maintenance, and that the levels are set at an annual public hearing. In its adopted FY2026 budget, gross O&M assessments ranged from $460.84 for a 20-foot townhome to $1,382.53 for a 60-foot lot, with $783.43 for a 34-foot lot and $1,152.11 for a 50-foot lot. That fiscal year ended September 30, 2026, so those numbers show how the assessments are structured, not this year's rates. Lot width affects the O&M line year after year, and the board can reset it at each public hearing.

Every one of these costs can be read in a published document before you sign. The road timeline has no equivalent.

The Road Timeline, Sorted by How Real Each Piece Is

"Coming soon" can mean a project that's half-built or one that's still a line on a planning map. Here is where each Wellness Way connection stood in the latest reports available as of October 2026.

Project Latest confirmed milestone Projected date Source date
SR 516 Lake/Orange Expressway Under construction since 2024 Partial opening spring 2027, full completion early 2029 CFX project page, current
New Independence Parkway extension Under construction 2027 March 2026
Flemings Road to Sawgrass Bay Blvd Under construction Early 2027 January 2026
Hartwood Marsh Road widening Inspection services contract awarded Spring 2026 start forecast; no later date found in public reports October 2026
CR 455 extension to Sawgrass Bay Blvd Tied to Panther Run rezoning Not set September 2026

The Central Florida Expressway Authority describes SR 516 as a 4.4-mile toll connection between SR 429 and US 27. It lists a partial opening in spring 2027 and estimates final completion in early 2029. In March 2026, WESH reported the project at roughly $546 million, with the first segment still expected to open in spring 2027. The same report described SR 50 and US 192 as the existing cross-county routes, which can back up at peak times.

Two Orange County projects are coming toward the corridor from the east. Spectrum News 13 reported in March 2026 that the New Independence Parkway extension was under construction as a four-lane link to Wellness Way Boulevard and US 27, expected to finish in 2027. The Orange Observer reported in January 2026 that work on Flemings Road was underway, with completion expected in early 2027 and a connection to Sawgrass Bay Boulevard at the Lake County line. That date has already moved once. In September 2025, WESH reported a November 2026 target for the same connection.

Put together, 2027 is the year most of these connections are scheduled to open. Anyone touring in late 2026 is driving the corridor just before that wave, if the projections hold.

Hartwood Marsh Road Shows How Schedules Slip

Hartwood Marsh Road is the clearest example of the gap between a funded project and a finished one. In December 2025, ClickOrlando reported that Lake County commissioners had funded the two-to-four-lane widening between US 27 and Regency Hills Drive. The project includes sidewalks, bike lanes, shoulders, and traffic separators. Construction was forecast to begin between March and May 2026, with the county fronting the cost through impact-fee revenue and a short-term loan and expecting FDOT reimbursement later. Spectrum News 13 reported the county planned to start bidding the construction contract the following month.

The most recent milestone on record is narrower than that. Lake County's procurement record shows that "CEI Services for Hartwood Marsh" had a proposal deadline of April 29, 2026. Commissioners approved the agenda item on September 22, 2026, and the contract went to Consor North America, Inc. on October 1, 2026. CEI stands for construction engineering and inspection. It is the oversight contract, not the contract to build the road. The public reports and county records reviewed for this post do not show a construction contractor, a start date, or a completion date for the widening itself, and none of them confirm that construction began in the spring 2026 window.

This matters for one community in particular. GrowthSpotter described Taylor Morrison's Esplanade at McKinnon Groves as a 658-home resort community on Hartwood Marsh Road. The builder currently advertises homes from $374,999. Lennar's Wellness Ridge is listed as actively selling, and Pulte's Parkside Trails as now selling. Homes in these communities are on sale now. The roads that serve them are on their own schedules.

The Next Homes Already Have Approval

Roads catch up, and new demand keeps arriving. On September 3, 2026, ClickOrlando reported that Lake County commissioners approved the Panther Run rezoning near Clermont. The project covers more than 2,200 acres and allows up to 2,624 homes and more than 1 million square feet of commercial and employment space. The developer said about 72.5% of the property would stay as lakes, wetlands, parks, trails, and other open space.

Panther Run also brings a road with it. According to the county staff report cited in that coverage, the developer would extend County Road 455 to Sawgrass Bay Boulevard as a four-lane divided road. The project still needs further transportation review, school concurrency, utility approvals, drainage studies, and site plans for each phase, and the developer said construction could begin as early as 2027. Residents who spoke at the hearing, as reported by ClickOrlando, raised concerns about traffic and roadway capacity.

So the extra capacity from the 2027 openings and the new traffic from Panther Run would arrive in overlapping windows. How they net out depends on which schedule slips first.

Schools Run on the Longest Clock

The school facilities follow the same pattern, just further out. In July 2026, ClickOrlando reported that Lake County school leaders were considering a $214 million high school and a $47 million elementary school for the Wellness Way area. The district's goal was to secure land and funding for the high school by 2028. Residents interviewed for that story described 15-to-20-minute school drives and peak-period congestion on Schofield Road. A 2028 target covers land and funding only. It is not an opening date, so morning drop-off routes in this corridor will reflect today's facilities for several years.

What the Market Gives a Buyer Time To Do

The wider market isn't rushing anyone. In August 2026, the Realtors Association of Lake & Sumter Counties reported 590 closed sales in Lake County, up 7.3% from August 2025. The median sales price was $399,215, up 1.4%, and active inventory was 2,612, down 0.9%. Across the five-county Orlando metro, the Orlando Regional Realtor Association reported an August 2026 median of $400,676, an average of 64 days on market, and 4.9 months of supply. Both are county and metro figures, not Clermont-only numbers. Neither points to a market moving faster than a careful buyer can check a road schedule and a CDD budget.

With prices close to flat year over year and supply steady, a buyer has time to ask which transportation district a lot falls in, which CDD board sets its assessment, and which of the five road projects above actually sits on their daily route.

Questions Buyers Ask About Wellness Way

Does the SR 516 opening mean a shorter commute in 2027?

CFX projects a partial opening in spring 2027 and full completion in early 2029. SR 516 is a toll road. How much it helps a given household depends on where that household drives and whether it plans to pay the toll.

Is Hartwood Marsh Road under construction?

As of October 12, 2026, the latest step found on the county's procurement record is the October 1 award of construction engineering and inspection services. The reports reviewed for this post do not show a construction contract award or a confirmed start date.

Can a CDD assessment change after I buy?

Assessment levels are set at an annual public hearing, and they can include both debt amortization and operations and maintenance. The current-year budget for the specific district is the document to read.
